What you need

Buyers of any nationality are welcome. You must be at least 18 and have an NIE, a tax identification number for foreigners. Depending on your nationality and how long you plan to stay, you may also need a visa. People from outside the EU in particular may look at options such as the Golden Visa, a residence permit linked to investing a certain amount.

How it works

  • The lawyer checks that the property has no debts or legal problems attached.
  • You sign a reservation agreement to hold the property.
  • The lawyer does detailed checks, called due diligence, on licences and planning permissions, and helps with money matters such as opening a local bank account.
  • You sign a private purchase contract that sets out the terms of the sale.
  • Once everything is checked, you sign the title deed, the official document of ownership, in front of a notary, a public officer who makes it official.
  • The lawyer registers the property in your name and you get the keys.
