About property sale in Lithuania

Who it is for

This service is for anyone selling property in the country, whether they live there or not. Sellers often find it hard to understand the legal steps, the taxes on a sale and dealing with estate agents. It can be even harder for people who live abroad or do not speak the language. The service helps sellers meet their legal duties, handle taxes well and avoid surprises.

What you need

There are no special conditions. It helps to be aware that a sale can bring tax both in the country and in your home country, and to make sure property taxes and utility bills are paid up to date. Buyers will also check the property, and you should be ready for this.

How it works

  • First talk and check: the lawyer learns about you and the property and looks for any legal issues a buyer might raise.
  • Getting ready to sell: help with advertising, dealing with estate agents and understanding their fees and contracts.
  • Deposit contract: once a buyer is found and has done their checks, the lawyer prepares the first contract, where the buyer pays a deposit, in a way that protects you.
  • Taxes: working out and handling the taxes on the sale, such as the Plusvalía (a local tax on the rise in land value) and tax on your profit.
  • Completion: preparing the deed (the official sale document), arranging the meeting with the notary, a public officer who makes the sale official, and making sure everyone who needs to be there attends or is represented.
  • After the sale: making sure tax returns and other duties are dealt with, and helping with any related issues.

Why it helps

You get clear advice in English at each step. The lawyer deals with the authorities, estate agents and the buyer, and helps avoid delays and costly mistakes.

What clients say about our service

  • Arranging the sale of my apartment in Alicante, the lawyer was outstanding. He spent time outlining the documents I needed and never left an email or a call unanswered. His work and his ethics are of the very highest standard, and I would recommend him to anyone in Spain, including non-residents like me. Everything went smoothly, and his knowledge and expertise were excellent. I am a US citizen and have worked with attorneys in business in New York, and he is one of the best I have ever dealt with.

  • I recently hired this lawyer to handle the sale of my house in Spain. Since I live in another country, I gave her power of attorney to complete a sale that turned out to be more complicated than expected. She went above and beyond to finish it, always kept me informed and explained everything in English. She was respectful and patient throughout. I will hire her again when I need to. Highly recommended.

  • My Zoom consultation with the lawyer on November 6, 2023 went extremely well. We talked through several legal issues and the way forward; she is timely in answering my questions and makes constructive suggestions. I live in California rather than Greece, and from so far away the client and the attorney must cooperate as one team. For more than 30 years I have done business in Greece, and I cannot express how frustrating it has been when attorneys failed to reply on time, sometimes taking weeks or a couple of months. I look forward to working with her on a continuing basis.
